One of our jobs at Unique Property Bulletin (here and here) is to make it possible for those of our readers who wish to join in with a unique property adventure to have that opportunity, and at an affordable level. Instead of having to pay £350,000 for an overly large lighthouse station, we have made it possible to safely and securely own a “FullShare” part of the unique hotel buildings in this series. Because of the safe and secure “FullShare” method of ownership where all hotel-room-owners have legal certification that is auditable directly to HM Land Registry, each member has a direct and proportionate VOTE on what happens to THEIR building.

The whole hotel renovation share per bedroom equated to £10,800 for each owner. This is a “Grade A” listed building, so the costs are a little bit higher. All renovations are project-managed and paid for by Unique Property Bulletin Ltd. The Hotel-Room-Owners only need to pay the £30,000.
Once the renovation costs had been cleared, this gave a net profit/surplus (depending on sole or main residence status) of £9,000 per Hotel-Room-Owner. Precisely 30% uplift in value (not including the rental income during the period of ownership ~ lighthouse hotels are very popular holiday destinations).
=> The thorough restoration caught the eye of a couple who made an offer of £249,000. A fulsome set of “before” and “after” photographs of the restoration are linked at the foot of this segment.
=> Because we designed the “FullShare” rules to ensure that full CONTROL of the building’s current and future rests with the actual Hotel-Room-Owners, it was they who had the exclusive VOTE on whether to sell their restored hotel or not?
=> Our Hotel-Room-Owners voted 100% to say “YES THANKYOU” to the offer of £249,000. The sale went through (proof: click here) and several of our Hotel-Room-Owners from the far northern Lighthouse Tower Hotel adventure are keen to buy bedrooms in other similar venture (Tod Head Lighthouse Station near to Dundee is featured in this set of four current sales).
The Noss Head Lighthouse Tower Hotel (now a private residence) was a wonderful adventure and we shall narrate the marvellous time getting sunstroke in the far north at the sublime location in a future Unique Property Bulletin.
The renovation costs were (and always are) paid by Unique Property Bulletin Ltd. In the case of Noss Head Lighthouse Tower Hotel, the total was £41,540. Unique Property Bulletin Ltd., receives shares to the value of the cost of renovation. These are redeemed and share in any future surplus if, or when any of our group of hotels are sold.
=> The arithmetic here meant that ALL Hotel-Room-Owners at the Noss Head Lighthouse Tower Hotel received a net amount of £39,000, equating to a 30% surplus from their original inbound purchase of £30,000.

Golden Rule Numbers 1, 2 & 3
In order to make Hotel-Room-Ownership work safely and securely, we all agree to a set of rules. The first three are very important:-
=> 1a]. Please can members old and new NOT send any money to Unique Property Bulletin Ltd.
=> 1b]. ALL funds MUST be sent direct to the conveyancing solicitors. The legal and valuable financial instrument issued in receipt is a 30,000 Share Certificate (at £1- per share. This in the holding company registered at Companies House. That company is registered at HM Land Registry as the OWNERSHIP entity of the Hotel. The Share Certificates are registered at Companies House (which is able to be inspected by anyone 24 hours a day, 365 days a year).
=> 2]. Mortgages on the hotel (and ownership company) are banned.
=> 3]. The hotels are fully insured.
Therefore each Hotel Room-Owner has a gold-standard set of ownership documents.

They indicated that their knowledge of property renovation and related skillsets had increase more than the degree they had taken at university when younger!
11]. Members can holiday/reside in their bedroom for up to 6 months each year. In order to retain the planning class category, at least 6 months of each bedroom must be utilised as a hotel guest room. A resident manager is housed onsite and can provide the full suite of services so that the hotel-room-oowner derives a useful room rental income (net of room changeovers, suh as the provision of clean, fresh linen etc).
